Are you purchasing a Newport Beach home? Then I would recommend having a home inspection done. When you are purchasing a home, your Newport Beach Realtor will recommend that you have an inspection done, and it is important that they home inspector is certified. You may utilize anyone you desire, you can ask your Realtor for recommendations of commonly utilized inspectors.
What to expect at a Newport Beach home inspection? Your Realtor will meet you (the buyer) at the property at the scheduled time, and in most cases, the seller will not be there. If you prefer that the seller not be there, then communicate that information to your Realtor. ?A home inspection typically takes about 3 hours ? however, I have attended some that have lasted as long as 4 hours. If you would like to be present the entire time, then that is your decision.
The inspector will inspection the property, however if you or your Realtor see something or have a question, make sure you ask.
The areas that are generally inspected include the following: foundations, exterior, roof coverings, attic, plumbing, water heater, electrical, HVAC (heating), laundry, bathrooms, and garage. Different inspectors utilize different reports. Most home inspectors also will take photos of any issues that are discovered during the process, and often times those photos are included in the report.
The process is that an inspector will inspect the property, and at the end of the inspection, most inspectors will walk around the property with the Newport Beach home buyer, and point out any findings. Also, the inspector may recommend that other inspections be done as a result of the inspection. Some of those inspections may include a roof inspection, further evaluation in plumbing or electrical.
It is highly recommended that you obtain a home inspection so you can find out as much information as you can about the property before agreeing to purchase it.
